What does Central Home Watch do?

We provide regularly scheduled inspections of your property, helping ensure it remains secure and in good standing when you’re not able to. We complete each visit by sending a detailed GPS-enabled report via text message or email.

Some examples of what we inspect; signs of water leaks, electrical, air conditioning, humidity levels, pest intrusion, brushing & flushing of toilets, security breaches, retrieval of packages & mail, lawn & pool inspection and more. We provide property owners piece of mind while they’re away.

How are property owners informed when an inspection occurs?

We schedule our inspections ahead of time so there are no surprises. After an inspection, property owners receive a detailed report, delivered via text message or email. 

Each report describes the condition of the inspected areas, including images and detailed notes when relevant. The report also logs the time and date as well as GPS location, which helps assure property owners as to when and where an inspection occurred.

Is Central Home Watch insured?

We are insured and bonded, our insurance is uniquely designed specifically for the Home Watch industry.

Do you maintain any accreditations?

We are accredited by the National Home Watch Association. This means we’re always being updated to the very latest and best policies, procedures and practices in the Home Watch industry. It also means we carry the correct insurance coverage and bonding in order to protect our customers. Central Home Watch has been checked through Consumer Affairs and the BBB for complaints and all company principals have been background checked. 

What happens if you find issues during an inspection?

Depending on the severity of the issue (e.g. we find a water leak), we first take immediate action to try and prevent further damage. We then immediately communicate with the property owner to bring awareness to the issue, as well as document the issue within the inspection report.

When the need arises, we can facilitate live video/audio calls through our website which is agnostic to the type of device, supporting iPhone/iPad, Android, Desktop or Laptop devices. 

What is the difference between the Essential and Custom Service?

You can view the details of both services here, but a quick overview is that the Essential Service is our standard Home Watch offering, and the Custom Service being offered when the property owner requires additional services.

Examples of Custom Services might be to meet a vendor at the property, accept delivery of a package/order, pre and/or post hurricane inspection, install or remove existing hurricane shutters, act as a key-holder, etc.

How often do you inspect the property?

We offer property inspections weekly, bi-weekly, monthly or even on-demand. 

The more frequent inspections occur, the greater chance we have of detecting something before it develops into an even bigger problem. We even offer discounts based on how frequent the inspections occur, because infrequent visits often require additional time & resources.

What does the service cost?

The costs of services vary, so we’re not able to provide a one-size fits all estimate. 

What we can tell you is that our pricing is competitive, we base it on the level of effort & complexity required for each inspection. We take into consideration the size of the property, number of bedrooms & bathrooms, number of air conditioning units, number of buildings on the property as well as any unique client specific requirements. We work to provide a quote with pricing information shortly after our initial consultation. 

What's the difference between Home Watch and Property Management?

Home Watch and property management companies both watch over your property, but they each offer entirely different services.

Property management is mainly for those wishing to rent out a property and have it fully managed (e.g. finding renters, contracting / legal, maintenance & repair, collecting rent, evictions, etc.).

Home Watch is primarily for those who either live in the property or self-manage rentals, but will be absent for an extended period of time and require assistance looking after their property.
